General           The property is comprised of three adjoining tracts located on Slater Road.  The property is located at the southeast quadrant of the intersection of I-40 and I-540.  All three tracts are owned by The Richard R. Jones Family LLC.  There is an adjoining 1.64 acre tract available as well.

Zoning             Tract 1 appears to have two types of zoning according to the Durham County Zoning maps.  The majority of the property is I-2 but the northwest section is RD. An agreement between the Town of Morrisville and Durham places this property in Morrisville's jurisdiction even though the property is predominantly in Durham County.

Utilities           Municipal water is approximately 1/3 mile away and sewer is approximately 1,000 feet away. 

Topography     The property is mostly level with a slight rise to a point of the easternmost parcel.

Tax Value        The combined tax value of the three parcels is $736,550.

Directions       From I–40, take Airport Road going south.  Turn right on Slater Road and go approximately 1 mile and the property will be on the right just before the new road construction.  

From I-40 in Durham County, take the Page Road exit southbound and then turn left on at the Sheraton Imperial.  Go just beyond the Sheraton and then turn left on Slater Road.  Property is approximately ¼ mile on the left.  (NOTE:  Due to the road construction, Slater Road is blocked just before reaching the property.)
